LOCATION: Located in Kendall County on the Guadalupe River approximately 7 miles northeast of Boerne, the County seat, or 30 miles north of San Antonio or 60 miles southwest of Austin, or 195 miles west of Houston, or 230 miles southwest of Dallas. All distances are measured straight-line "as the crow flies".
BACKGROUND INFORMATION: Historic old German ranch. A one of a kind historic limestone rock ranch house serves as the headquarters along with barns, stables and other out buildings. This old German limestone residence was purchased and enlarged by a prominent San Antonio businessman, Frank T. Brady, in the 1920’s. METHOD OF SALE: The Owner (Seller) has given Thornton Ranch Sales written authorization to sell this unique property. The Seller will convey the property by a General Warranty Deed and provide a current survey. The property is offered for sale intact or in tracts of 32 acres or more as shown on the attached tract map. Terms of sale to be all cash or with liberal financing provided by Seller on most favorable terms as hereinafter described.

If sold intact possession of the Property, subject to no hunting or grazing leases, shall be delivered to the buyer on the date of closing and funding with Seller to have 45 days after closing to remove all livestock and personal property from the premises.

- 25% or more cash down and OWNER will finance the balance on a first lien amortized note for a term of fifteen (15) years at a fixed interest rate of 6.0% with semi-annual payments. Said note to contain no prepayment penalty and be a non-recourse (no personal liability) note secured solely by the property. Said financing to be subject to OWNER'S approval of Buyer's credit, and until the Note is paid in full there shall be no waste of the Property, no subdivision, nor any strip mining of/on the Property. Said Note to be assumed by any future buyer only with Owner’s consent.
