U.S.G.S. TOPOGRAPHIC MAP

LOCATION: Located on the main Llano River 2 miles northeast of downtown Junction, which is the county seat; or 35 miles southwest of Mason; or 47 miles northwest of Kerrville; or 52 miles west northwest of Fredericksburg; or 102 miles northwest of San Antonio; or 120 miles west of Austin; or 230 miles southwest of Dallas; or 265 miles west northwest of Houston.  All distances are measured straight-line “as the crow flies”.

BACKGROUND INFORMATION ON THIS PROPERTY: This pretty property was once part of a much larger family ranch that had long frontage on both State Highway 377 and the main Llano River.  It has always been used for livestock ranching, hunting, fishing and recreation.  The present owners, a young couple with four school age children, bought this land as totally unimproved property in 1996.  Many improvements, including a recently built 5 bedroom, 2 ½ bath rock house, brush clearing, pecan bottom cleanup and a new water well have converted the raw land into a most comfortable and interesting home place suitable for almost any use.

METHOD OF SALE: The Owners (Sellers) have given Thornton Ranch Sales exclusive authorization to sell this fine property.  They will convey the property by a General Warranty Deed and provide a standard Owner’s Policy of Title Insurance.  No livestock or personal property will be included in the sale.

DESCRIPTION: This is a one-of-a-kind river ranch with all of the characteristics sought by most Hill Country live water property buyers.  Specifically, it is remote yet easily accessible in that in that there is frontage on a state highway.  The main house is located almost one mile off the highway in a beautiful setting overlooking a pretty pecan bottom and the majestic spring-fed Llano River.   There are no road easements through the ranch and no public roads on any of the boundary lines except for the highway frontage.  Thus, peace, quiet and privacy are assured.  This place has 631 feet of very useable frontage on the spectacular Llano River.  A natural river access point located on this property facilitates easy launching and recovery of boats, kayaks, canoes, tubers and swimmers.  A particularly outstanding feature is a sizable deep water hole pool that fronts the property and supports all kinds of water sport activity including a classic rope swing that provides an exciting large arc trajectory and dive into the river.  This place is exactly like having a large swimming pool in your back yard, but you don’t have to maintain the pool because mother nature does it for you in the form of clear spring-fed water, most of which originates on the 700 Springs Ranch located several miles upstream from this property.  The property is located only five minutes from the Kimble County seat town of Junction with its restaurants, shopping, motels, grocery, hardware and feed stores and the famous Coopers Bar-B-Q restaurant.  There are two water wells equipped with electric submersible pumps.  The water quantity and quality is excellent and it is free (all you have to do is pump it out of the ground).  There is an almost new 5 bedroom, 2 ½ bathroom rustic all rock house with many exposed beams, a giant size wood burning fire-place and lots of character.  An additional full bathroom has been roughed in and can be easily completed.  There is an excellent cover of trees including live oak, chin oak, pecan, mesquite, cedar, hackberry, persimmon, agarita and seniza (sage).  There is also an outstanding population of wildlife including deer, turkey, dove and quail.  A brush and cedar control and grass reseeding program has been completed over the past two years and the range grasses have recovered wonderfully.   This property may fill your needs if you are searching for prime and pristine Hill Country river front property with quality improvements that are in excellent condition, easy access, privacy, views, good neighbors, wildlife, excellent hunting, superb fishing and multiple water sporting options/activities.

MINERALS:  It is believed the Sellers own 100% of the minerals and executive leasing rights and 50% of the royalty.  All minerals owned by the Sellers will be conveyed to the buyer.  There is no mineral production nearby and the minerals are not now leased.

RECREATION, KAYAKING, CANOEING, SWIMMING, TUBING, FISHING, BIRDING, WILDLIFE OBSERVATION AND INDIAN ARTIFACTS:  All these activities are available on this property at your option.  The Llano River is one of the best rivers in the United States for Canoes, Kayaks and tubing.  The river is also ideally suited for wading, swimming and tubing by people of all ages. The fishing for largemouth bass, catfish (blues, yellow, & channel), and several species of perch is unsurpassed.  The river is exceptionally well suited for rod and reel fishing, fly fishing, top water casting, or cane pole fishing from either the bank or from gravel bars that extend into the water, or from boats and floats.  Bird watching is superb year round and you can observe dozens of humming birds simultaneously during the summer months if you keep 4 or 5 feeders filled with hummingbird food.  Additionally, there are doves, quail, robins, blue birds, red birds, a whole range of water birds, and miscellaneous seasonal birds of every description.  Or, if you prefer a more sedate form of recreation, you can sit in the back yard with your binoculars and be entertained by scoping for deer, turkey and wildlife up and down the river and on the ranches located adjacent to and/or directly across the river.  Also there is a prolific game population comprised of whitetail deer, turkey, squirrels, rabbits, fox, bobcats and armadillos on this ranch and throughout the local area. Arrow heads and miscellaneous Indian artifacts can be found on this property.  The stargazing at night is unsurpassed.  The night sky is so clear that you can see the milky way and other constellations like you have never seen them before.  Another favorite form of recreation is basking in front of a blazing fire in the large rock fire place on a cold winter night.
