LOCATION: Located 12 miles northwest of Richland Springs; or 19 miles northeast of Brady which is the County Seat; or 26 miles northwest of San Saba; or 110 miles northwest of Austin; or 135 miles north northwest of San Antonio; or 170 miles southwest of Dallas; or 250 miles northwest of Houston. BACKGROUND: For many years this ranch has been used for hunting, entertaining, recreation and raising a few cows and horses. Most of the improvements which include a headquarters complex with six bedrooms and three bathrooms, an airstrip and nine earthen tanks, were built by a previous owner. A family from Dallas bought this weekend retreat ranch in 1986. They have continued using it for hunting, fishing, entertaining and raising livestock.
METHOD OF SALE: The Owners have given Thornton Ranch Sales exclusive authorization to market this ranch. The Owners will convey the property by General Warranty Deed, provide and pay for a standard Owner's Policy of Title Insurance, and provide a current survey. The Sellers will accept all cash or provide liberal financing to a qualified buyer as hereinafter described.
DESCRIPTION: Scenic, pristine, peaceful, accessible, usable, well improved, privacy and Hill Country beautiful are words that come to mind when I think of how to describe this ranch. This well improved small ranch has an abundance of highly desirable characteristics commonly sought by many prospective buyers. Specifically, with about one mile of frontage on paved Ranch Road 1028 and .6 mile of county road frontage, the access is superb. Privacy is assured as there are no road easements through the property to serve other people and there are no public roads adjacent to the ranch other than the above described roads on the west and south boundary lines. WILDLIFE, HUNTING, RECREATION: The prolific and healthy whitetail deer herd on this ranch is the result of excellent habitat and an ongoing conscientious wildlife management program. There is also an outstanding population of turkey, quail and dove. Most of the nine tanks/lakes are stocked with bass, channel catfish and perch. The fishing is reported to be superb. Other wildlife includes squirrels, foxes, armadillos, raccoons, possums and birds of every description. The terrain is well suited for horses and horseback riding. Varied activities such as swimming, canoeing, hiking, exploring, camping, bird-watching, nature walks, communing with Mother Nature or simply relaxing in the air conditioned headquarters complex are also available. Additionally, there should be an abundance of Indian artifacts and fossils ready to be found on this ranch.
MINERALS: It is believed the owners own all the executive leasing rights and 5/8 of all the royalty. All of the minerals, reversionary rights, royalty and executive leasing rights owned by the Owner (Seller) will be conveyed to the buyer subject to Seller's reservation of a non-participating interest equal to 1/8th of royalty from Oil, Gas and Mineral Leases.

TAXES: Total annual ad valorem taxes (school, county and miscellaneous) for calendar year 1998 were $1,003.94 or only about $1.80 per acre. Said taxes are based on current agricultural use status. The property will be conveyed to the buyer with the agricultural POSSESSION: Possession shall be given on the date of closing and funding subject to the Owner (Seller) having 2 days after closing to vacate the headquarters housing complex and 30 days after closing to remove all livestock and personal property from the ranch.

  • The price shall be adjusted based on the actual number of surveyed acres that will be conveyed by a General Warranty Deed multiplied by the price per acre agreed upon by Seller and Buyer.
  • The price shall include 7 deer blinds, 8 deer feeders and all the furnishings, appliances, cookware, utensils, bedding, and personal property located in the headquarters complex except for the following: 2 refrigerators, freezer, 2 end tables, television set, VCR, stereo set, guns, game head-mounts, pictures, bar-b-q grill, 2 outside tables, washing machine, dryer, tools, gas stove space heater, and miscellaneous personal items.
  • The price shall not include any livestock, machinery, rolling stock, equipment, or tractors. However some or all of these items may be available at Seller's discretion at a price to be negotiated.

TERMS: Three options as follows:

a.
All cash at closing.
b.
25% or more cash down and Seller will finance the balance on a first lien amortized note for a term of fifteen (15) years at a fixed interest rate of 7.5% with semi-annual payments based on a thirty (30) year amortization. Said note to contain no prepayment penalty and be a non-recourse (no personal liability) note secured solely by the property. Said financing to be subject to Seller's approval of Buyer's credit.
