HILL COUNTRY HUNTING-RANCHING-RECREATION RANCH

(Old German Ranch in Fredericksburg-Johnson City Area)

LOCATION:
Located 3 miles northwest of Johnson City which is the
County Seat; or 27 miles east of Fredericksburg; or 45
miles west of Austin; or 45 miles northwest of Kerrville;
or 60 miles north of San Antonio; or 185 northwest of
Houston; or 195 miles southwest of Dallas. All distances
are measured straight-line "as the crow flies".
BACKGROUND: This ranch is a portion of
one of several ranches owned by the Althaus family who
were pioneer settlers in this choice Hill Country area.
This ranch has been handed down from generation to
generation by the Althaus heirs. Present ownership is
vested in a widow and her two adult children. The ranch
has been always been family operated and used primarily
for raising livestock, hunting and recreation.
METHOD OF SALE: The Owners have given
Thornton Ranch Sales exclusive authorization to market
this ranch. The Owners will convey the property by
General Warranty Deed, provide a survey dated December 4,
1993, and pay for a standard Owner's Policy of Title
Insurance. The Sellers will accept all cash or provide
attractive financing to a qualified buyer as hereinafter
described.
DESCRIPTION: All the adjectives
typically used to describe a classic German owned and
operated ranch located in this choice Hill Country area
will fit this one: i.e. pristine, beautiful, clean, neat,
well maintained, peaceful, attractive and pleasing to the
eye. This fine ranch possesses a multitude of highly
desirable features that are frequently found on many
prospective buyer's "wish list". Specifically,
it is located in a prime Hill Country area within a 60
mile radius of both Austin and San Antonio and within
five minutes of the nearest town. The ranch includes both
sides of a pretty crystal clear spring fed stream that
flows through it for a linear distance of about 2,000
feet. It has two excellent potable drinking water wells
equipped with electric submersible pumps. There is a
small weekend cabin surrounded by huge live oak trees and

surrounded by similar size ranches. The pastures and
range grasses are in good condition and show strong
evidence of having been properly managed at all times.
There are no small tract subdivisions in the immediate
area, thus peace, tranquility and privacy are assured.
There is at least one unexplored cave on the property.
The terrain varies from rolling to moderately steep with
elevations that vary from 1,190 to 1,311 feet above sea
level. The topography and tree cover is such that this
fine old ranch would be an excellent candidate for
subdivision into smaller tracts. This is the kind of
ranch that you really must see to appreciate.
Additionally, the price, terms and conditions of sale are
most attractive for either an installment or an all cash
purchase.
WILDLIFE, HUNTING, RECREATION: The
prolific and healthy whitetail deer herd on this ranch is
the result of excellent habitat and ongoing conscientious
wildlife management by the Owner and the neighbors down
through the years. Other wildlife includes turkey, dove,
quail, rabbits, squirrels, fox, armadillos, raccoons and
birds of every description. The terrain is well suited
for horses and horseback riding as much of the area is
relatively free of rocks in spite of its Hill Country
location. Varied activities such as hiking, exploring,
camping, bird-watching, nature walks, or simply relaxing
in the air conditioned cabin are available. If gardening

MINERALS: It is believed that the
mineral estate is intact. 100% of all the minerals and
executive leasing rights owned by the Seller will be
conveyed to the buyer subject to no Oil, Gas and Mineral
Lease.
IMPROVEMENTS: Small modern weekend cabin
with one bathroom. Cattle pens and small sheds. Two water
wells equipped with electric submersible pumps. Fences
and cross-fences. Internal ranch road system. Electricity
and telephone.
TAXES: Based on current agricultural
use, total ad valorem taxes for 1997, are projected to be
$394.67 or only 97 cents per acre per year.
POSSESSION: Possession shall be given on
the date of closing and funding subject to the following:
· If sold after October 15, 1997, the property may be
conveyed subject to a hunting lease for the upcoming deer
season which ends on or about January 4, 1998.
· A grazing lease which will be terminated by Seller
prior to closing. The grass lessee shall have 60 days
after notification of termination of the grazing lease to
vacate the lease and remove all livestock from the
property.
PRICE: $755,207.00* ($1,850.00 per
acre).
*Price shall be adjusted based on the actual number of
surveyed acres that will be conveyed by a General
Warranty Deed multiplied by the price per acre agreed
upon by Seller and Buyer. The price shall not include any
furnishings, livestock, vehicles, or machinery.
TERMS: Three options as follows:
· All cash at closing.
· 25% or more cash down and Seller will finance the
balance on a first lien amortized note for a term of
twelve (12) years at a fixed interest rate of 7.5% with
semi-annual payments. Said note to contain no prepayment
penalty and be a non-recourse (no personal liability)
note secured solely by the property. Said financing to be
subject to Seller's approval of Buyer's credit.
· Any other terms which are acceptable to Seller.
