BACKGROUND:
This property was part of a larger family ranch that was partitioned by a brother and sister. This 333.871 acres was given to the sister and it includes the original homestead improvements which now serve as the headquarters for this scenic Hill Country ranch. DESCRIPTION:
This is a scenic Hill Country ranch with characteristics frequently sought by many buyers. Specifically, it has one-half mile of both sides of a spring fed rock bottom stream with crystal clear water, a good swimming hole and several wading pools. An older six room (2 bedroom, 1 bath) frame house with stone fireplace built in 1902, has been rewired and restored to comfortable condition. There is a prolific game population comprised of whitetail deer, turkey, javelina hogs, feral hogs, squirrels, rabbits, porcupines, fox, armadillos, bob-cats and an occasional mountain lion. Additionally, there is a reasonably good population of exotics including auodad sheep, European red deer, mouflon sheep, and some blackbuck antelope. MINERALS:
The Seller owns a good portion of the minerals and all the minerals owned, as well as executive rights, will be conveyed to the Buyer. The minerals are open (not leased) and there is no production on the ranch nor within a 30 mile radius of the ranch to this broker's knowledge.
TAXES:
Total annual ad valorem taxes (school, county and hospital) for calendar year 1999 were approximately $500.00. Said taxes are based on current agricultural use status. The property will be conveyed to the buyer with the agricultural use designation in effect.
IMPROVEMENTS:
The improvements are as described above and more specifically itemized below. The estimated new replacement cost of all the improvements is $234,465.00 or the equivalent of $702.26 per acre.
