SOUTH TEXAS SHOWPLACE RANCH ON THE FRIO RIVER2564.gif - 20.0 k
(Hunting-Fishing-Ranching- Recreation)
2,564 ACRES
McMULLEN COUNTY, TEXAS

LOCATION: Located six miles west of Tilden, which is the county seat; or 65 miles south of San Antonio near Choke Canyon Reservoir (Lake); or 95 miles northwest of Corpus Christi; or 220 miles west southwest of Houston; or 320 miles south southwest of Dallas. All distances are measured straight-line "as the crow flies".
BACKGROUND: The present Owner bought this property from the heirs of a native McMullen County ranching family in 1981. The new owner then commenced an accelerated improvement program which included construction of a huge rock headquarters house, three remotely located guest houses, a 12,000 sq. ft. aircraft hanger, an airstrip, a high deer proof fence, road system, several lakes, and extensive water system. The new owner has lived on and operated this ranch since its purchase.
METHOD OF SALE: Owner will convey the property by a General Warranty Deed, provide a standard Owner's Policy of Title Insurance, and provide a current survey of the property. Additionally, Owner will finance on a non-recourse note as hereinafter described.
DESCRIPTION: A highly improved ranch located in the area of South Texas known for its trophy whitetail deer and excellent quail, turkey, dove and hog hunting. Deep rich soil with a heavy tree cover comprised of mature "bull" mesquite, blackbrush (15-27% protein), guajillo (22% protein), guayacan (22% protein), and miscellaneous desirable forbes and other brush for which this "big buck" area is so famous. Some prickly pear, cactus and tasijillo gives the ranch classic South Texas character. The end result is outstanding wildlife habitat and an existing healthy and diverse game population. Exceptionally well watered by one mile of frontage on the Frio River, 9 earthern lakes, and three carrizo sand water wells, two of which are flowing artesian wells. All lakes stocked with bass and catfish. Duck and dove hunting around the lakes is fabulous as is the fishing. Five cropland fields totaling 135 acres are randomly located and are used for growing wildlife feed. The ranch is high fenced on all boundary lines with a high quality high fence. The many improvements are described below.
WILDLIFE, HUNTING, RECREATION: There is an outstanding population of Boone and Crockett sized whitetail deer, turkey, quail, dove, hogs (both feral and javelina), coyotes, bobcats, and miscellaneous birds, racoons, rabbits, and small wildlife. Additionally, all the lakes are stocked with bass and catfish. Fishing is superb and so is the dove and duck hunting around the lakes. Whether you are a bow hunter, deer hunter, bird hunter, turkey hunter, duck hunter, fisherman, photographer, birdwatcher, outdoorsman, or observer of nature, the wildlife on this one of a kind South Texas ranch will keep you challenged and entertained. Also, activities such as hiking, exploring, camping, nature walks, nature studies, collecting petrified wood/palm-wood, or just simply relaxing on this beautiful end of the road ranch are there for the taking. Or if you prefer you can relax in the comfort of the remotely located main headquarters house or take a swim in the indoor pool or inventory wildlife from the observation deck of the large top floor porch/balcony.
MINERALS: The owner owns a small portion of the minerals and all of the minerals owned will be conveyed to the buyer.
IMPROVEMENTS: Highlights of each of the major improvements are as follows:
