LOCATION: Located six
miles west of Tilden, which is the county seat; or 65
miles south of San Antonio near Choke Canyon Reservoir
(Lake); or 95 miles northwest of Corpus Christi; or 220
miles west southwest of Houston; or 320 miles south
southwest of Dallas. All distances are measured
straight-line "as the crow flies".
BACKGROUND: The present Owner bought this property
from the heirs of a native McMullen County ranching
family in 1981. The new owner then commenced an
accelerated improvement program which included
construction of a huge rock headquarters house, three
remotely located guest houses, a 12,000 sq. ft. aircraft
hanger, an airstrip, a high deer proof fence, road
system, several lakes, and extensive water system. The

whitetail deer, turkey, quail, dove, hogs (both feral and
javelina), coyotes, bobcats, and miscellaneous birds,

the lakes are stocked with bass and catfish. Fishing is
superb and so is the dove and duck hunting around the
lakes. Whether you are a bow hunter, deer hunter, bird

improvements are as follows:

bedrooms, 6 bathrooms, rock exterior with

current agricultural use, total ad valorum taxes are
approximately $14,000.00 per year with most of the taxes
being generated by the market value of the improvements.
POSSESSION: Upon closing and funding
subject to seller having 15 days after closing to vacate
the headquarters house and 60 days to vacate the
remainder of the property.
PRICE: $2,350,000.00* ($916.25 per acre).
*Price to be adjusted based on the total number of acres
conveyed by a General Warranty deed multiplied by the
price per acre agreed upon by Seller and Buyer. This
price does not include any personal property, equipment
or livestock.
TERMS: Any of three options as follows:
All cash at closing.
33% or more cash down and Seller will finance the
balance for up to 15 years at 8.0% interest on a
non-recourse note with no pre-payment penalty.
Amortized note payments to be made semi-annually.
Said financing is subject to Seller's approval of
buyer's credit.
Any other terms that are acceptable to Seller.
