LOCATION: Located 3 miles northeast of Carta Valley, or 30 miles southwest of Rocksprings which is the county seat; or 33 miles north northeast of Del Rio; or 95 west southwest of Kerrville; or 135 miles west northwest of San Antonio; or 180 miles west southwest of Austin; or 305 miles southwest of Dallas; or 310 miles west of Houston. All distances are measured straight-line "as the crow flies".

BACKGROUND: The present Owners, a retired couple from the Houston area, bought most of this ranch in 1998, and then in 2003 they added an adjacent 640 acres making a total of 2,046.21 acres now in the ranch. They have used the ranch for hunting, ranching and as a part time get-away retreat. Since purchasing the ranch they have drilled three new water wells, improved the road system and built a small weekend house. The house still needs some finish up work to be 100% complete.

METHOD OF SALE: The Owner has given Thornton Ranch Sales exclusive authorization to market this ranch. The Owner will convey the property by a General Warranty Deed, provide a standard Owner's Policy of Title Insurance, and provide a current or recertified survey of the property.

DESCRIPTION: Scenic, ruggedly beautiful, pristine, peaceful, cozy, and very private are some of the adjectives that come to mind when I think about this end of the road ranch. This ranch has numerous desirable characteristics commonly sought by many prospective buyers. Specifically, the location is remote yet very accessible by three miles of private all weather gravel road that connects the ranch with a state highway. Privacy is assured as there are no road easements through the ranch to serve other land owners and there are no public roads on or near any of the ranch boundary lines. Three good water wells equipped with electric submersible pumps supply the ranch with an abundance of good potable drinking water. A fourth good well, recently drilled, is not yet equipped with a pump. There are 3 miles of high deer proof perimeter fence and 5.3 miles of low perimeter fence. Electricity is available at several points on the ranch. Terrain elevations vary from 1,938 to 2,400 feet and views from the high points are awesome. The tree and brush cover is outstanding with a mixture of live oak, shin oak, Spanish oak, pinon pine, persimmon, agarita, cedar, a few mesquite and some miscellaneous brush. Native grasses abound and the wildlife habitat is excellent. The internal ranch road system is well laid out and with a few exceptions is very compatible with a two wheel drive vehicle. This "get-away" ranch is reasonably priced and it is ready to use and enjoy.

WILDLIFE, HUNTING, RECREATION: The wildlife population includes white-tail deer, turkey, a few quail, dove, fox, coons, rabbits and miscellaneous varmints. Whether you are a bow hunter, deer hunter, bird hunter, photographer, birdwatcher, outdoorsman, or a student of nature, the wildlife on this beautiful ranch will keep you challenged and entertained. The ranch offers the opportunity for horse riding with many areas to be explored. Also, varied activities such as hiking, exploring, camping, nature walks, or sitting on a hillside with your binoculars and searching the countryside for wildlife are all available for the taking. Or, if your desire is to simply get away from it all and enjoy Mother Nature at her best, this very private ranch would be the perfect place to achieve that objective.

MINERALS: It is believed the Owner owns seven eights of the minerals under 640 acres. Conveyance of the minerals owned is negotiable. The minerals are not now leased.

IMPROVEMENTS: New 704 sq. ft. house with some finish up work needed, old sheds and pens, Three miles of high perimeter fence and 5.3 miles of low perimeter fence, three electric water wells and one new well not yet equipped with a pump. TAXES: Based on current agricultural use the total ad valorum taxes for calendar year 2003 were $2,040.53 or only about $1.00 per acre. The property will be conveyed to the buyer with said agricultural use and related tax rate in effect.

POSSESSION: Possession of the housing and the property, subject to no leases of any kind, will be given on the date of closing and funding. Seller shall have 21 days after closing to remove his personal property and livestock from the ranch.

PRICE: $665,018.25** ($325.00 per acre).

**Price to be adjusted based on the actual number of surveyed acres that will be conveyed by a General Warranty Deed and covered by an Owner's Policy of Title Insurance multiplied by the price per acre agreed upon by OWNER and Buyer. Said price shall not include any livestock. However, the price will include the following:

  • 32 foot travel trailer (1971 Imperial).
  • 10' X 20' portable building with window air conditioner.
  • Two 300 lb. deer feeders (spin type).
