LOCATION: Located on the
Medina River near Bandera, which is the county seat; or
35 miles northwest of San Antonio; or 88 miles southwest
of Austin; or 220 miles west of Houston; or 250 miles
southwest of Dallas. All distances are measured
straight-line "as the crow flies".
BACKGROUND: This ranch was put together in the
1940s by the parents/grandparents of the present Owners.
It was then developed into a showplace Hill Country
weekend retreat, recreation and cattle ranch. Five
families of the founder continue to share the use and
enjoyment of this ranch on a regular rotational basis.
METHOD OF SALE: Owner will convey the property by
a General Warranty Deed, provide a standard Owner's
Policy of Title Insurance, and provide the most recent

DESCRIPTION: The crystal clear spring fed Medina
River wraps around 3.79 miles of the north and east
boundary lines of this beautiful Hill Country ranch.

turkey, quail and dove. The almost four miles of prime
Medina River frontage provides unlimited potential for
water sports and related activities. The character of the
river varies from rapids rushing over solid rock bottom,
to fast shallow water, to deep blue water holes with huge
overhanging cypress trees. Ideal water conditions are
available for water sports including swimming, tubing,
floating, boating, canoeing, wading, and snorkeling. The
fishing for bass, catfish (channel, blue, yellow), and
perch is reported to be superb. Most of the ranch is very

ranch is suitable for hiking, nature walks, picnicking,
camping and exploring. If Indian mounds and artifacts are

MINERALS: The owner (Seller) owns 100% of all of
the minerals and all the minerals and executive leasing
rights owned will be conveyed to the buyer.
