LOCATION:
Located 19 miles southwest of Rocksprings which is the County Seat; or 40
miles northeast of Del Rio; or 50 miles northwest of Uvalde; or 78 miles
southwest of Kerrville; or 118 miles northwest of San Antonio; or 165
miles southwest of Austin; or 295 miles west of Houston; or 300 miles
southwest of Dallas. All distances are measured straight-line "as the
crow flies".
BACKGROUND: The current Owners bought this ranch as
unimproved land in 1985, with the specific objective of creating a
weekend get-away retreat to be used for hunting, entertaining, recreation
and for adding to their personal collection of Indian artifacts. Their
objectives have been admirably accomplished. Their improvements included
installing a new mobile home, drilling a new water well, installing deer
blinds and feeders, building roads, and implementing a comprehensive
wildlife management program. Additionally they excavated/built a
spring-fed lake and constructed an airstrip. The livestock grazing
rights have been and are leased to a local rancher who is desirous of
continuing the lease if so desired by whoever buys this ranch.
METHOD OF SALE: The Owners have given Thornton Ranch Sales
exclusive authorization to market this ranch. The Owners will convey the
property by General/Special Warranty Deed, provide a survey dated August
6, 1985, and pay for a standard Owner's Policy of Title Insurance. The
Sellers will accept all cash or provide attractive financing to a
qualified buyer as hereinafter described.
DESCRIPTION: A scenic and ruggedly beautiful Hill
Country/Edwards Plateau ranch with a lengthy list of attractive and
sought after features/characteristics: Specifically, it is located in an
excellent neighborhood and is surrounded on all sides by large ranches
(8,000 acres or more) that are not likely to be sold any time soon.
Access is superb with 2,330 feet of frontage on a paved ranch to market
highway and a 3,500 foot sod airstrip. Privacy is assured as there are
no road easements through the property nor are there any public roads on
or near any part of the boundary line except for the paved highway
described above. The topography offers tremendous diversity with
elevations varying from a 2,132 foot high mountain peak near the east
side of the ranch to 1,740 feet where the West Nueces River exits the
property. The river runs through the ranch for about 1.4 miles and
Indian Creek traverses the ranch for a linear distance of about 1.3 miles
with the confluence of these two waterways occurring on the property.
Both these creeks/rivers are seasonal however Indian Creek has several
good waterholes, one of which is springfed and has been excavated to make
a permanent lake. It appears said lake could be enlarged to form a much
larger lake. Approximately 50% of the land is low land bordering the
creek and river and the balance is majestic higher elevation land as
shown on Topo Map included in this sale brochure. Excellent tree cover
consists of gigantic old live oak trees in the lower land, hackberry,
mesquite, cedar, agarita and numerous species of brush all of which
serves as outstanding habitat for the bountiful wildlife population.
Native grasses abound. A good set of working pens is centrally located
near a windmill well and the spring fed lake. The ranch is fenced into
two large pastures and two small traps for efficient livestock
operations. Controlling interest in the mineral estate will be conveyed
to the buyer as hereinafter described. All parts of the low land are
very accessible in a two wheel drive vehicle via the existing road
system. Physical evidence of numerous Indian campgrounds is clearly
indicated adjacent to the 2.7 miles of rivers/creeks that traverse the
ranch. A cave large enough to shelter wildlife, livestock or humans adds
intrigue to the ranch. The 3,500 feet long airstrip, which has not been
used recently, is properly oriented in a north northwest-south southeast
direction. If you are searching for a reasonably priced and not overly
improved hunting/recreation ranch that is ready to enjoy, then your
search may have ended with this unique property.
WILDLIFE, HUNTING, RECREATION: This area of Edwards
County and the West Nueces River is noted for its plentiful population of
large trophy sized white-tail deer and some of the best wild turkey
flocks in the state. The healthy prolific whitetail deer herd and
turkey flocks on this ranch are the result of excellent habitat and
ongoing conscientious wildlife management by the Owner and the neighbors
down through the years. Other wildlife includes a population of axis
deer, blackbuck antelope, dove, quail, hogs, rabbits, squirrels, fox,
armadillos, raccoons, bobcats, porcupines, an occasional mountain lion
and birds of every description. Excellent bass fishing is available in
the spring fed lake and the waterholes on Indian Creek, particularly
after floods during which fish wash downstream from a large lake located
upstream on the adjacent ranch. This ranch has not been commercially
hunted in the past 27 years. The terrain, especially the bottom land
area, is well suited for horses and horseback riding. Varied
activities such as hiking, exploring, camping, bird-watching, nature
walks, or simply relaxing in the modern mobile home are available. Or
if finding Indian artifacts is your desire, then you will be in "hog
heaven" as there are numerous sites with unlimited evidence of Indian
activities in the past. (The present Owners have collected a fantastic
display of arrow heads, spear points, tools, artifacts, etc. during the
past 13 years).
MINERALS: It is believed that the Owners own about 900
mineral acres under the 1,588.52 acre surface estate. 100% of all the
minerals and executive leasing rights owned by the Owner (Seller) will be
conveyed to the buyer subject to Owner's reservation of a 50%
non-participating royalty interest in all the minerals owned by Owner.
There is presently a paid up Oil, Gas and Mineral Lease on the property
with an expiration date of February 18, 2002, with the Lessee having an
option to extend the primary term of the lease for an additional three
years upon payment of $25.00 per acre. If this option is exercised said
$25.00 per acre payment would go to the buyer of this property.
IMPROVEMENTS: 1992 model 2 BR 1 bath mobile home, tool
shed, pens, 3 water wells (one with electric submersible pump, two with
windmills & a large above ground concrete water storage tanks), tool
shed, 9 deer blinds, five deer feeders with pens, one small lake on
Indian Creek, 6.7 miles of perimeter fence, 1.6 miles of internal cross
fence, a 3,500 foot sod airstrip plus overrun, 16 miles of two wheel
drive internal ranch roads, and electricity. The amount of value
allocated to the improvements for depreciation purposes is significant.

POSSESSION: Possession shall be given on the date of closing and
funding subject to the following:
a. A grazing lease to Johniece Hohman which will be terminated by Owner
(Seller) by the later of 90 days after the effective date of a sales
contract or 30 days after the date of closing.
b. The Oil, Gas and Mineral lease described in the above MINERALS
paragraph.
PRICE ( if sold for all cash): $730,719.20* ($460.00 per
acre).
PRICE (if sold on installment sale with Seller financing):
$762,489.60* ($480.00 per acre).
* The price shall be based on the number of surveyed acres to be
conveyed by a General Warranty Deed (1,580.02 acres) plus 8.5 acres to be
conveyed by a Special Warranty Deed for a total of 1,588.52 acres
multiplied by the price per acre agreed upon by Owner (Seller) and
Buyer. Said price shall include a furnished 1992 model two bedroom, 1
bath mobile home, 9 tower blinds, five feed pens with feeders, two
windmill water wells, one water well equipped with an electric
submersible pump, one steel Morgan barn including tools & equipment, a
utility trailer and a work table. Said price shall not include any
livestock, vehicles or personal property except for the personal property
itemized above.
TERMS: Three options as follows:
a. All cash at closing.
b. 30% or more cash down and Seller will finance the balance on a first
lien amortized note for a term of ten (10) years at a fixed interest rate
of 8.0% with semi-annual payments. Said note to be secured by a Vendor's
Lien and Deed of Trust, to contain a due on sale clause, to contain no
prepayment penalty and to be a non-recourse (no personal liability) note
secured solely by the property. Said financing to be subject to Seller's
approval of Buyer's credit.
c. Any other terms which are acceptable to Seller.

the road and Devil's Sinkhole State Park is just up the road. Lake
Amistad and Amistad National Recreation Area is located near Del Rio
