LOCATION: Located 18 miles northeast of Pearsall which is the County Seat; or 40 miles south southwest of San Antonio, or 115 miles southwest of Austin; or 120 miles northwest of Corpus Christi; or 215 miles west southwest of Houston; or 285 miles southwest of Dallas. All distances are measured straight-line "as the crow flies".

BACKGROUND: This is one of several ranches that were owned and operated by Mr. Duke Wilson, a prominent rancher whose headquarters ranch was located in Sutton County near Sonora, Texas. Undivided interest ownership of this property is now vested in six of Mr. Wilson's heirs. In recent years this ranch has been leased to a local rancher who maximizes use of the Carrizo sand irrigation well via overhead pivot sprinklers with emphasis on livestock operations. The lessee sub-leases the hunting rights to a group of hunters on a season long lease that is terminable as hereinafter described.

METHOD OF SALE: The Owners have given Thornton Ranch Sales exclusive authorization to market this ranch. The Owners will convey the property by General Warranty Deed, provide and pay for a standard Owner's Policy of Title Insurance, and pay for one-half the cost of a new survey.

DESCRIPTION: This beautiful and productive South Texas operating ranch and stock farm has an abundance of highly desirable features. Specifically, it is located only 45 minutes from downtown San Antonio. Access is superb with about 2,000 feet of frontage on a quiet paved farm to market road. Additionally, an all weather county road bisects the ranch and serves the headquarters complex. The ranch is exceptionally well watered by a Carrizo sand irrigation well and two smaller Carrizo sand wells, one of which is temporarily inoperative. Also, ten earthen tanks, several of which can be filled by the irrigation well, provide an abundance of water for livestock and wildlife. Approximately five linear miles of seasonal creeks/draws traverse the property providing locations for larger tanks/lakes if so desired. The ranch is well improved with a three bedroom, one bath main house, an old bunk house and an old cabin presently used by the hunting lessees. Multiple barns, sheds, welded steel pens and approximately 15 miles of perimeter and cross fences facilitate efficient livestock operations. Present land use is diverse with about 420 acres being irrigated by two portable self propelled overhead pivot sprinklers, about 800 acres of coastal/klein grass improved pastures, and about 218 acres of tree covered pasture land populated with mesquite, south Texas brush and some of the largest live oak trees you will ever see. The terrain is gently to moderately rolling with elevations that vary from 520 to 600 feet above sea level. The topography is suitable for construction of a correctly oriented 6,000 foot airstrip with very little excavation work. Deep fertile sandy to sandy loam soils along with the irrigation water provide many options. The present operator runs approximately 60 mother cows and about 500 steers. This carrying capacity could be greatly increased by further development of the prolific Carrizo water sand aquifer that underlies the entire ranch and by adding additional irrigation equipment. If you are searching for a productive South Texas ranch and/or a property ideally suited for conversion to a hunting and recreation ranch within a 45 minute drive from downtown San Antonio, you will want to inspect this one. WILDLIFE AND RECREATION: Whitetail deer, feral hogs, bob white quail and doves are the primary game found on this ranch. There is also a few turkey. Other wildlife includes squirrels, rabbits, foxes, armadillos, raccoons, possums, coyotes and birds of every description. The terrain is well suited for horses and horseback riding and there is little or no rock to be found. Varied activities such as hiking, exploring, camping, bird-watching, nature walks, communing with Mother Nature or simply relaxing in the air conditioned headquarters complex are also available. MINERALS: The Seller will convey one-half of all the minerals owned. It is believed the owners own all the minerals in, on and under the entire 1,438.38 acres with exception of a perpetual 1/16 non-participating royalty reservation on 483.07 acres and a perpetual reservation of all the minerals on 65.76 acres. The minerals are now open (not leased) and there is no existing oil or gas production on the ranch.

IMPROVEMENTS: The improvements are as enumerated above and further itemized below. The estimated new replacement cost of all the improvements is $680,000.00 or the equivalent of $473.31 per acre. Telephone and electric service are available and in place.

IRRIGATION WELL FACTS AND SPECIFICS: Total depth is 1,300 feet. Static water level varies from about 192 to 210 feet. A 12 stage, 12 inch flow-way bowl pump is set at 300 feet. The well is cased with 12 inch steel casing from the surface to 1,300 feet with slotted casing from 1,029-1,300 feet. The casing is cemented from the surface to 822 feet. The well is capable of producing in excess of 1,200 g.p.m., however it is normally operated at a rate of about 1,000 g.p.m. which easily handles one of the overhead pivot irrigation systems. The well driller's log is available if you so desire. The Buyer will be required to register this well with the Evergreen Water District at the district headquarters located in Jourdanton, Texas.

TAXES: Total annual ad valorem taxes (school, county and hospital) for calendar year 1999 were $6,758.80. Said taxes are based on current agricultural use status. The property will be conveyed to the buyer with the agricultural use designation in effect.

POSSESSION: Possession shall be given on the later of (i) July 1, 2000, or (ii) 90 days after all conditions to the closing of a sales contract have been met or waived and the earnest money is no longer refundable except by fault of the Seller. This will allow the present lessee to timely vacate his lease and remove all his livestock and personal property from the ranch.

PRICE: $1,222,623.00* ($850.00 per acre).

* The price shall be adjusted based on the actual number of surveyed acres that will be conveyed by a General Warranty Deed and be covered by an Owner's Policy of Title Insurance multiplied by the price per acre agreed upon by Seller and Buyer.

* The price shall not include any livestock or personal property. Except, however, the price shall include the irrigation well, a V-12 diesel drive engine, one 6,000 gallon diesel storage tank, one 9 tower pivot irrigation system, one 10 tower pivot irrigation system, and one portable "shotgun" sprinkler, all above ground and underground irrigation pipe, and all related irrigation equipment owned by the Seller that is now stored on the ranch. An additional 3,000 gallon diesel storage tank located at the irrigation well is not included in the sale price as it is owned by the present lessee/operator. Said 3,000 gallon tank may be for sale at a price to be negotiated with said lessee.
