![]() ![]() TEXAS HIGHWAY MAP DETAILED LOCATION MAPS U.S.G.S. TOPOGRAPHIC MAP LOCATION: Located 3 miles east southeast of Oenaville in the Bean Hill community; or 9 miles east of Temple; or 14 miles west of Rosebud; or 16 miles east northeast of Belton, which is the county seat; or 30 miles south of Waco; or 65 miles north northeast of Austin; or 120 miles south of Dallas; or 150 miles northwest of Houston. All distances are measured straight-line “as the crow flies”. BACKGROUND: This pretty 11.03 acre tract of land was part of a larger livestock farm owned and operated by Forrest and Tresie Thornton from 1947 until the last of their deaths in 2002. Undivided interest ownership is now vested in the Thornton’s five children. The remainder of the farm has been sold off in similar size tracts over the past three years with the same restrictions described in the DEED RESTRICTIONS paragraph below. This land has always been used for farming, livestock production, hunting and recreation. METHOD OF SALE: This property is being offered for sale by the Owners. They will convey the property by a General Warranty Deed, provide a standard Owner’s Policy of Title Insurance, and provide a current survey. The buyer shall pay the cost of installing his own water meter and electric meter. A minimum dwelling size restriction will be placed on the primary dwelling along with some reasonable land use restrictions intended to enhance and maintain the quality of the neighborhood as hereinafter described. Terms of sale are all cash to the Sellers. DESCRIPTION: This productive land has a multitude of desirable traits. Specifically, the land is easily accessible with about 675 feet of frontage on paved Farm to Market Road 3369. Privacy is assured as there are no road easements thru the property and there are no other roads touching the property except for the farm to market road adjacent to the north boundary line. This property is located less that a five minute drive to a convenience store at Oenaville and about a 15 minute drive to Temple with its population of about 55,000 people. FHA community water, electricity and telephone service are available. The land is gently rolling with elevations varying from 510 feet to 530 feet above sea level with just enough terrain deviation to give the land character and provide beautiful building sites. The fertile black clay and loam soil will grow anything you plant whether it is crops, hay, vegetables, fruits trees, berries, improved grasses, or you name it. The soil holds water like a jug and is most compatible for construction of earthen lakes and tanks. There is an outstanding location along the west boundary line of the property adjacent to Camp Creek for construction of a large 3 to 4 acre lake if that should be your desire. Water stands naturally at this potential lake site for much of the year. There is a good stand of coastal bermuda grass on most of the land which was used to grow cotton, corn, milo and hay in the past. The west part of this property lies within a flood control easement associated with a flood control lake located about one mile south of the property as shown on the U.S.G.S. Topographic Map attached as the last page of this sale brochure. WILDLIFE, HUNTING, RECREATION The wildlife population includes bob white quail, dove, rabbits and miscellaneous varmints. Whether you are a bird hunter, photographer, birdwatcher, outdoorsman, or a student of nature, this beautiful land will keep you challenged and entertained. The property is ideally suited for horses and horse riding as the land is practically free of rocks. Also, varied activities such as hiking, exploring, camping, bird-watching, nature walks, or relaxing on your land and watching the world go by are all available for the taking. Or, if you desire to simply get away from it all and enjoy Mother Nature at her best, this tranquil property would be the perfect place to achieve that objective. MINERALS: All minerals and executive rights are intact and all will be conveyed to the buyer. The minerals are not now leased. IMPROVEMENTS: With exception of a perimeter fence on all boundary lines, there are no improvements on the property. A community water line runs along the north boundary line of the property. A water meter will need to be installed. Electric and telephone service are available. TAXES: Based on current agricultural use the total ad valorum taxes (county and school) for calendar year 2006 were $23.94. POSSESSION: Possession subject to no leases of any kind shall be given on the date of closing and funding. PRICE: $49,635.00 ($4,500.00 per acre). TERMS: All cash to Seller at closing. DEED RESTRICTIONS: Land use deed restrictions will be as follows: 1800 square feet minimum size for primary dwelling. No mobile homes, double-wides or pre-manufactured housing will be allowed for use as a primary dwelling. This 11.03 acre tract shall not be further subdivided into smaller tracts for a period of 25 years from the date of closing. (Note: These same deed restrictions were placed in the deeds conveying the remainder of the Thornton property when it was recently sold). SELLER’S COMMENTS: It is Seller’s objective to make this property available for use as an individual private residential home site in a desirable neighborhood that will increase in value as time goes by. The above described restrictions are intended to help keep and maintain a quality residential neighborhood. One of the Sellers, Leonard F. “Len” Thornton, is a licensed real estate broker. ADDITIONAL SELLER'S COMMENTS: All five of the Thornton siblings were born and raised on the Thornton Farm at Bean Hill which is traversed by Camp Creek located adjacent to the west boundary line of the 11.03 acres now for sale. The youngest seller, Chris Thornton contributed the following nostalgic and historical comments: "The panoramic view of the night sky from Bean Hill with the city of Temple lights twinkling in the distance is awesome. Also the spectacular sunsets due to the elevation and clear view of the western horizon from Bean Hill is the same unspoiled view that has held Indians, buffalo and generations of settlers captivated with untold hours of spellbinding colors. In fact reliable sources have told me of finding arrowheads that were made by the fierce Comanche Indians who once camped along Camp Creek. Thus it's namesake of Camp Creek was derived. Now this same but never before conquered, spectacular site can be the location of a peaceful country home overlooking the lush green Camp Creek valley, where now instead of savage Indians, contented cows lazily graze or chew their cud while butterflies flitter by on gentle currents of air." DIRECTIONS TO THE PROPERTY FROM TEMPLE: Starting from a point on the east edge of Temple at the intersection of Loop 363 and FM 438, drive on FM 438 in an easterly direction 5.9 miles to Oenaville. Then take FM 3369 and drive 3.1 miles in an easterly direction to the property located on the right (south) side of FM 3369. You will see a small For Sale sign on both the east and west boundary lines of the property and another For Sale sign located at about the midpoint of the highway frontage of the property. A perimeter fence encloses the entire 11.03 acres. SHOWING COORDINATION: This ranch is available for inspection seven days a week by prior appointment only.
